How to Profit From the Mega Trend in Housing (using Universal Design)

Can we talk?

Have you heard the latest buzzwords these days? Phrases like “sandwich generation” or “multigenerational homes”.

Here’s a new one…the “TOE TAG HOME”. It refers to adults who choose to live in their homes until they die.

Maybe none of this applies to you. You may not have Boomerang Kids or aging parents. Maybe you like the idea of living in a senior community.  If that were the case, why would you care?

You should care. Not paying attention pulls money right out of your wallet.

Our aging culture impacts every homeowner now…and it’s snowballing. Whether you plan to stay, re-model, or sell your home…you need to know the best way to increase its value.

Things like stairs, narrow doors…even how low your appliances sit…factor in your home’s desirability. They affect how well you live in it.

Even more important – they affect how easily it sells.

A simple home assessment shows how make this trend work for you. It’s easy and economical. And shows you how to increase your home’s value.

The Evidence is Overwhelming

Across the country, requests to builders for senior-friendly features are skyrocketing.

  • In 2014, the America Institute of Architects surveyed more than 500 residential architectural firms.  An astounding 39% reported more demand for dedicated guest rooms, including in-law suites. It can be as simple as a secondary master bedroom site with a bathroom.
  • Rodney Harrell, AARP senior policy adviser, says demand for in-law suites is growing.  “The U.S. population of people 65 and older is expected to burgeon from 39.6 million in 2009 to about 72.1 millions in 2030.”
  • And from Jamie Gibbs…principal of a New York-based interior design architecture firm.

“40% of my new-construction clients request incorporating first-floor guest accommodations. 60% of my renovation projects request first-floor bedchambers and full baths, additional closets, and in some cases, full guest suites.”

At the other end is the “Boomerang” generation.

According to authorities in the Oxford Club, a new study shows 36% of Americans, ages 18 to 31, still live at home. That’s the highest percent in four decades!

How This Works For You

With number this big, who do you think the buyers are?

How about people with aging parents and boomerang kids? Or those toe-tag folks who don’t want to move in with a bunch of seniors?

Décor trends come and go. But life style trends reflect demographic shifts. Home offices and energy efficient appliances are standard features.

And now…it’s about the home that accommodates any age. It’s Universal Design and it’s changing the way we live in our homes.

It’s also my specialty.
